Seems I need to answer some questions;
Is this a mobile home? No, this has no wheels and will be staying where it is. This is a manufactured home that was professionally installed on this lot.
Is the home in a trailer park? No, this home is in a Gated Community with only manufactured homes, no trailers.
For that low a price I can own a home with those views in CA? Yes, you will own the home free and clear of any other encumbrances.
Do you own the land? You do have a lot lease payment, but you will be assuming a 15 year plus one month lease with an option. Because the lot leases are 15 years plus one month and have the option, you can write off the entire lot lease just like it was Mortgage Interest, making this a very unique property. Most of the dues are included in the lot lease. So while it sounds high, it does include the tax deductible lot lease, the HOA, the dues. It also goes toward helping to buy down the utilites, so you have very minimal other expenses.
The lot lease sounds high can we negotiate with the owner to reduce that? Yes, absolutely, you can and should negotiate to lower the monthly lot lease, however, the owner has no incentive to lower it and you need to plan on paying the current amount. Remember that the whole amount is a tax write off that most other manufactured home owners do not get to enjoy.
My Lot Lease Agreement is $1450, but I just talked with the management and they said they will try to do a better new lease. They through out $1295as a number they will try to do for a new lease, but you will need to check with them on a new lease. It is up to you, you can assume my lease at $1450 or negotiate with them. Worst case senario, you would pay is $1450 per month. And that is for a lot more than just he land lease. That helps buy down all the other bills, pays the dues, the lot lease.
What other expenses do you have? The electric (avg $50), the sewer ($30) and the water ($5) are also extra.
Are there other homes for sale in the Summit Park? Yes, I just grabbed some of the flyers and it seems the homes range from $59k - $150k. Mine is not listed with an Agent, but is priced below every home that is listed and most do not have views.
Would you be willing to take a trade? Yes. There are a few units for sale in this park and they start at $45k. I am willing to price mine to sell, but if we are talking about a trade, then the trade value needs to be worth close to $55k. What do you have for me?
